Southern Gutters FL cleans, installs and maintains gutters across Tamarac, our next-door neighbor about 10 minutes and 3 miles west of our North Lauderdale shop along McNab Road. Large 55+ developments such as Kings Point, the Mainlands and the Woodlands still define the city. In those communities the association usually sets gutter colors, approves contractors and decides when a whole building gets cleaned, so we plan Tamarac work with the board.

What gutter services do Tamarac's 55+ villa communities rely on?

Most Tamarac jobs are scheduled cleanings for associations, color-matched replacements that follow community standards, and gutters over screened patios and pool cages. If your board is choosing between recurring service and calling as needed, our comparison of maintenance plans vs. one-time cleanings lays out the trade-offs.

Scheduling a whole villa building, one McNab Road hop from our shop

Because Tamarac sits so close, we can split a large community across several short days instead of one marathon. For each villa building we confirm with the manager which units share each gutter run, give residents a notice date and clean the entire building in a single visit so no owner's section gets skipped.

Cleaning the full building in one visit keeps every owner's section of a shared run clear.

Many owners here are seasonal, so we never assume anyone is home. Gate access, the manager's contact and unit-specific notes are settled before the crew arrives, and the written quote lists each building separately. Afterward we call the manager with anything we found, from a loose hanger over a carport to a downspout draining toward a neighbor's patio.

Ken Behring's retirement city: attached villas, screened patios and golf-course lots

Developer Kenneth Behring opened Tamarac Lakes, an active-adult community on the city's east side, in 1962, and Tamarac incorporated the following summer. He sold two-bedroom homes billed as maintenance-free on former wetland, pasture and fields, and the Mainlands and Woodlands followed as he bought more parcels, which explains the city's odd shape. The name most likely came from a nearby country club, despite a long-running local story about a car wash spelled backward. Through the 1970s and 1980s the city filled in with one 55+ community after another.

Much of that housing is attached single-story villas: several units under one continuous roof of shingle or flat tile, with one long gutter run serving multiple owners. A clog above one unit backs water toward the units beside it, and the downspout flooding one patio may be draining the neighbor's section. Screened patios and pool cages sit directly beneath the gutter line on a large share of these homes.

When the gutter above overflows, the screen roof of the patio below takes the hit.

Golf courses such as Colony West thread through the city, and homes on the fairways catch wind-blown leaves, palm fronds and grass clippings from open turf. Associations typically keep an approved exterior palette, so replacement gutters have to match the colors the board has on file, and the work runs through the board as much as the homeowner.

Kings Point, the Mainlands and the Woodlands: Tamarac communities we cover

We work throughout Tamarac, including Kings Point, the Mainlands sections, the Woodlands, the villa communities around Colony West and the single-family streets between Commercial Boulevard and McNab Road, plus the original Tamarac Lakes section on the east side. Clubhouses, plazas and medical offices along University Drive and Commercial Boulevard round out our commercial stops.

Tamarac counted about 71,900 residents in the 2020 Census. It shares a border with North Lauderdale, few cities are closer to our shop, and reaching any Tamarac address rarely means more than a short drive down McNab Road or Commercial Boulevard.

The Tamarac schedule runs to whole-building villa cleanings arranged through the Kings Point and Mainlands managers, color-matched seamless replacements on shared runs, re-pitched gutters over screened patios, and micro-mesh guards on Colony West fairway homes. Because much of the city went up on former wetland and pasture, we also check where each downspout lets go, since low lots hold water after a storm.

From our North Lauderdale shop near W McNab Rd, crews head west on McNab Rd or drop down to Commercial Blvd to reach Tamarac communities in minutes.

What Tamarac property owners ask us

Do you work directly with Tamarac 55+ condo and villa associations?

Yes. In Tamarac's 55+ communities we usually work through the community manager or board, since the association often controls roofs and exteriors. We walk the property, provide a certificate of insurance and give a written quote broken down by building. Individual owners can still call us; we simply confirm with the association before any exterior change.

Can you match HOA-approved gutter colors in Tamarac communities?

Yes. Seamless aluminum comes in a wide range of factory colors, and we match the shade on your community's approved list, as Kings Point, Mainlands and Woodlands boards expect. Bring us the color name or a sample from the association, or we can compare against existing gutters on a neighboring unit. Cut and exposed edges are painted so the color stays consistent along the run.

How do you schedule gutter cleaning for an entire Tamarac villa building?

We set the date with the manager, who notifies residents, since many Tamarac owners are seasonal. On the day, the crew cleans every gutter run on the building end to end, flushes each downspout and bags debris off patios and walkways. Because villa runs serve several units, doing the whole building at once keeps one owner's clog from overflowing onto a neighbor.

Do Tamarac golf-course homes need gutter guards?

Often, yes. Colony West and other fairway homes catch leaves, palm debris and grass clippings blown across open turf, and micro-mesh gutter guards keep most of it out. Check with your association first, since some communities have rules on visible roof-edge products. Guards reduce cleanings but still need an occasional brushing.
