Our commercial gutter services in South Florida cover the buildings a homeowner never has to think about: strip plazas with flat roofs and parapet scuppers, tilt-wall warehouses with long metal-roof runs, two- and three-story office buildings, churches, schools and condominium associations. The water volume is bigger, the people walking underneath are customers and tenants, and the paperwork comes before the ladder.

Southern Gutters FL is a family-owned company run by Chance out of our North Lauderdale shop, serving South Florida since 2020. On commercial work we send insured crews, put the scope in writing before anything starts, and finish with a dated photo report for your maintenance file.

What commercial gutters handle that a house gutter never does

A single-family home might send a roof's worth of rain into five or six downspouts. A neighborhood retail plaza can collect water from an acre of membrane roof and push it through a handful of scuppers and leader heads. When one outlet clogs in an afternoon cloudburst, the water backs up against the parapet, finds a seam, and shows up as a ceiling stain in a tenant's back room.

The debris is different too. Restaurant exhaust leaves a grease film that binds leaves and grit into a paste, and black olive and ficus in the parking islands drop fine leaves that slide straight to the drains.

  • Liability below the drip line: storefront entrances, covered walkways and loading docks put people directly under the overflow.
  • Scale of failure: one cracked box gutter joint can soak a full row of offices.
  • Access rules: roof hatches, locked mechanical areas, lift permits and tenant hours set the schedule.
  • Records: owners, insurers and boards want proof that maintenance happened.

Warehouse gutters, office building gutters and plaza gutter maintenance

Warehouses and flex space

Warehouse gutters can run the full length of a metal roof, and aluminum moves as it heats and cools, so a joint sealed tight in January can open by August. We check expansion points, pitch over the whole run, and whether the far-end downspout is quietly overflowing.

Office buildings

On two- and three-story offices the work is mostly access and timing: ladders or a lift away from entrances, and the sidewalk taped off while anyone is overhead.

Retail plazas

Plaza gutter maintenance is mostly scuppers and leader heads on flat roofs, the skills behind our flat roof scupper cleaning at a larger scale. We clear every outlet, flush each downspout to grade, and flag any that discharge across a walkway.

Commercial gutter contractor checks: permits, codes and paperwork

Ask any commercial gutter contractor, us included, for these before work is scheduled.

  1. A current certificate of insurance naming your company or association as certificate holder.
  2. County competency or license details for installation or structural repair.
  3. A written scope listing buildings, elevations and outlets.
  4. A named site contact and crew hours.
  5. A sample photo report.

The rules sit with several authorities. Florida's Department of Business and Professional Regulation (DBPR) licenses contractors, and installation or structural work can fall under its rules while routine cleaning usually does not. The Florida Building Code spreads roof drainage across Building Chapters 15 and 16 and Plumbing Chapter 11, which calls for secondary overflow drains or scuppers wherever a parapet would trap water. Broward and Miami-Dade sit in the code's High-Velocity Hurricane Zone, and Miami-Dade requires product approval (an NOA) for many roofing components. Your city or county building department decides when a permit is needed. We make no license claims online; ask us and we will provide what your county requires.

Property management gutter service across several addresses

Managers with a portfolio rarely want ten vendors and ten invoice formats. We group sites by area, so a crew working a Pompano Beach plaza in the morning can reach a Sunrise office park that afternoon, and each address still gets its own report.

What drives the price of commercial gutter work in South Florida?

We do not publish commercial prices, because two buildings with the same footprint can be very different jobs. Each written quote lists these variables so bids can be compared line by line.

  • Roof area and outlet count: an acre of membrane draining to six scuppers is more work than the same roof with two leader heads.
  • Height and access: one-story canopies go fast; three-story elevations, locked roof hatches and lift requirements add setup time.
  • Debris type: restaurant grease, ballast gravel and packed ficus litter take longer than dry leaves.
  • Timing: early-morning or after-hours windows around tenants.
  • Haul-away volume: bagged debris leaves on our truck, and heavy loads mean extra trips.
  • Number of sites: grouping several addresses on one route usually makes each visit more efficient.

Repairs, guards and drainage changes are always quoted as separate lines, never folded into a cleaning price.

Which of our commercial gutters services fits your building?

Commercial work falls into three services plus storm response, and one family-owned crew covers all of them, so the people who clean your scuppers in April are the ones who quote the seam repair they found. Pick the bucket closest to your building and the linked page explains its scope.

  • Recurring upkeep: commercial gutter cleaning for plazas, warehouses, churches and schools, with outlets cleared and flushed and a photo log each time.
  • Associations: HOA and condo gutter maintenance for condo, villa, townhome and 55+ communities, with resident notices, building-by-building scheduling and records a board can file.
  • New or replacement systems: commercial gutter installation with large-format seamless profiles, box gutters and bigger downspouts.
  • After a storm: torn sections or overflow during a downpour go through our emergency gutter repair process, where make-safe comes first.

Typical before

Typical condition before commercial gutter work: a sagging corner, a loose downspout and tea-colored overflow streaks on the stucco.

Typical after

Straight re-hung gutter and reconnected downspout on a two-story office building corner after commercial gutter service
After service: the run is re-hung on a steady pitch, the downspout is strapped tight and the wall below is rinsed clean.

Many properties also need the water dealt with after it leaves the downspout. Where outlets dump onto parking areas or erode landscape beds, we can route them into underground downspout drainage.

From walk-through to sign-off: how a commercial job runs

  1. Paperwork first: certificate of insurance, site contact and access rules confirmed before a date is set.
  2. Free walk-through: we count every scupper, leader head and drain and sketch the roof so the photo log has a map.
  3. Staging plan: parking, roof hatch or ladder points, and which entrances stay open.
  4. Work by roof section: cones under the active elevation; ladders with standoff stabilizers keep weight off the gutter lip.
  5. Flow test and haul-away: every outlet flushed to grade with a hose; debris leaves in our truck, not your dumpster enclosure.
  6. Report and follow-up call: dated photos keyed to the roof sketch, repairs quoted separately, and a call after the next rain.

Commercial Gutter Services questions, answered

Do you carry the insurance commercial property managers require?

Our crews are insured, and we send a certificate of insurance before the first visit with your company or association listed as certificate holder. If your management company has specific wording or additional-insured requirements, send them with the request and we will tell you up front whether we can meet them for that job.

Can you work after hours or on weekends at businesses?

Our standard schedule is Monday to Friday, 9 AM to 5 PM, and most commercial visits fit inside it by working one roof section at a time around tenants. If your site needs a different window, ask when you call; that depends on crew availability and safe light for roof work, and any agreed timing is written into the quote.

Do you offer multi-property maintenance contracts?

Yes. We group your buildings by area, set visit frequency per site based on trees and roof type, and keep an outlet list for each address. Each visit produces its own photo report, and any repair is quoted separately so nothing is added without your approval.

Do you handle box gutters and large downspouts?

We clean, reseal and repair box gutters, and we install large-format seamless gutters with oversized downspouts on commercial and multifamily roofs. Badly corroded built-in box gutters sometimes need a replacement design, and we explain the options and trade-offs in writing after inspecting the joints and outlets.
