Commercial gutter cleaning is less about one big clean-out and more about never letting a roof outlet go a full rainy season unchecked. On a flat plaza roof or a long warehouse eave, a single packed scupper is enough to pond water against the parapet until it finds a seam. We clear gutters, scuppers, leader heads and roof drains on a calendar that matches your trees and your roof, and we prove each visit with photos.
Southern Gutters FL works across Broward, Palm Beach and Miami-Dade from our North Lauderdale base. This service sits under our broader commercial gutter services, and it is the one most managers start with.
What our commercial gutter cleaning service does on each visit
Every visit works from the same outlet list, built on the first walk-through and updated whenever we find a drain or scupper that was missing from it. These six steps are the scope.
- Check in with the site contact and confirm which entrances must stay open.
- Tape or cone the ground below the section being worked.
- Remove leaves, seed pods, grit and nesting material from gutters and the roof perimeter by hand, bagging it as we go.
- Pull dome strainers on roof drains, clear the drain body, and reset the strainer.
- Flush each downspout and watch it discharge at grade, the same technique behind our downspout cleaning and flushing for homes.
- Photograph each outlet before and after, and note loose hangers, open seams or missing strainers.

Debris leaves the property in our truck. We do not sweep it into the parking lot or stuff it into a tenant's dumpster.
Roof access rules, insurance and stormwater
The building owner's roof-access policy comes first: hatch keys, escort rules and any lift requirement. OSHA's ladder standard (29 CFR 1926.1053) sets the footing and securing rules our ladder setups follow, and its fall-protection rules apply anywhere a crew works near an unprotected roof edge. Florida DBPR contractor licensing is aimed at construction, so routine cleaning usually sits outside it, while repairs we flag can fall under it. A certificate of insurance reaches your office before the first visit. Plaza storm drains feed canals under local NPDES stormwater permits, which is one more reason debris is bagged, never swept toward the inlet.
Warehouse gutter cleaning on long metal-roof eaves
Warehouses tend to have fewer trees nearby, so the gutters look clean from the ground for months. The problem builds slowly: roof grit, rust flakes from fasteners and wind-blown sand settle at the low point of a long run and choke the outlet nearest the loading dock.
We work these runs from ladders with standoff stabilizers or from a lift where the owner requires it, and we pay attention to the far ends where pitch is often off. If water stands more than a short distance from an outlet after flushing, we note it for re-pitching rather than letting it ride another season.
Typical before

Typical after

Whatever the building, these signs mean a roof is overdue:
- Water still ponding around a roof drain a full day after the rain stops.
- Leader heads spilling onto the sidewalk during an ordinary afternoon storm.
- Grass or seedlings sprouting from a gutter on a church or school roof.
- Downspouts that gurgle in a downpour but barely flow at the bottom.
- Twigs and nesting material poking out of a scupper opening.
Retail plaza gutter cleaning while the stores stay open
Plazas are the hardest schedule to please because every tenant keeps different hours. We usually start at the end with the latest opening time, keep one crew member on the ground managing the walkway, and move down the roof in sections.
Restaurant roofs get extra attention. Exhaust grease turns leaves into a sticky mat that sits in scuppers like a plug, and it needs to be scraped out rather than scooped. Where the gutter faces themselves are stained, we can add exterior cleaning through our pressure cleaning and gutter whitening service.

Church gutter cleaning and school gutter cleaning around the calendar
Churches and schools often have the tallest trees on the block, big oaks and black olives planted decades ago, over pitched roofs with long valleys. For church gutter cleaning we avoid service days and events; for school gutter cleaning we aim for teacher workdays, school holidays or summer break and follow the facilities office's rules for working near children.
Covered walkways between classroom buildings deserve a mention. Their small gutters and short downspouts clog faster than the main roof and drip right where students line up.

How many visits a year? Commercial schedules compared
Frequency depends on tree cover, roof type and how much an overflow would cost you in tenant complaints. South Florida's rainy season runs roughly May through October, and hurricane season from June 1 to November 30, so most schedules put a visit before both.
| Property type | Suggested frequency | Why |
|---|---|---|
| Warehouse, few trees | Twice a year | Grit and sand build slowly at low points |
| Retail plaza with landscaped islands | Three times a year | Black olive and ficus litter plus restaurant grease |
| Church or school under large trees | Three to four times a year | Heavy leaf drop into valleys and walkway gutters |
| Office building, moderate trees | Twice a year plus after named storms | Steady debris, high cost of interior leaks |
These are starting points; after two or three visits the photo log shows how fast each building loads up. Managers who want a fixed calendar can use our gutter maintenance plans.
What sets the cost of a commercial cleaning contract?
Frequency is only one line. The written quote is built from outlet count and linear feet, building height and how the roof is reached (interior hatch, exterior ladder or lift), and the kind of debris: restaurant grease and ballast gravel take longer than dry leaves. Haul-away volume, early-start or after-hours windows, and whether several buildings or addresses share one route all move the number. Repairs found on the roof are never folded in; each one gets its own written line for approval.
What does a commercial cleaning visit cover, and what does it leave out?
A cleaning visit clears and tests the drainage path. It does not include roof membrane repair, interior drain line jetting beyond what a hand flush reaches, HVAC condensate lines, or trimming trees over the roof. When we see a problem in one of those areas, it goes in the report with a photo so you can send it to the right trade.
Repairs are quoted, never assumed
If a seam is open or a hanger has pulled, we note it and send a written quote. Nothing beyond the agreed cleaning scope is done without your sign-off.

Why facility managers book us for recurring cleaning
We are a family-owned crew under Chance, out of North Lauderdale since the move from Oakland Park, and the same promise from our first website still holds: free estimates through follow-up calls. Our 54 Google reviews average 4.9, with Quality tagged 29 times and Professionalism 25. Customers mention crews closing gates behind them and finishing a two-day job in one, which matters when a plaza wants its lot back by lunch. Visits run Monday to Friday, 9 to 5, with early starts arranged ahead.

Commercial Gutter Cleaning questions, answered
How often should commercial gutters be cleaned?
At least twice a year for most buildings, with one visit before the rainy season starts in May. Plazas with landscaped parking islands and churches or schools under mature trees usually need three or four visits. We set an initial schedule from the walk-through, then tighten or relax it based on how much debris the photo log shows at each visit.
Do you provide photo reports for property managers?
Yes, every commercial visit ends with a dated set of before-and-after photos of the outlets we cleared, plus notes on anything that needs repair. Managers use them for owner updates, tenant questions and their own maintenance files. Multi-site clients get a separate report for each address.
Can you clean roof drains and scuppers on flat commercial roofs?
Yes. On flat roofs we clear the area around each drain, lift the dome strainer, remove debris from the drain body and reset the strainer. Scuppers and leader heads are cleared by hand and flushed through the downspout. Drains that stay slow after flushing are flagged, since the blockage is usually deeper in the internal piping.
Do you work around business hours?
We plan around them. Early starts before stores open, sections worked one at a time so entrances stay usable, and school visits timed to holidays or summer break are all common. Our standard schedule is Monday to Friday, 9 to 5; any after-hours slot depends on crew availability and safe light, and it is spelled out in the written quote.
