Soffit and fascia repair in South Florida usually starts with a gutter problem. The fascia is the board your gutters screw into, and when water gets behind a gutter for a few rainy seasons, that board softens, the hangers loosen and the gutter begins to sag. Southern Gutters FL handles both sides of that equation, so the wood gets fixed before any metal goes back on.

Soffit is the underside of the roof overhang. On many older Broward and Palm Beach homes it is painted plywood or stucco with small screen vents, and it fails from the same moisture, plus the occasional storm gust. We replace damaged sections, install vented aluminum soffit and finish fascia with an aluminum wrap that never needs paint.

We focus on the boards and panels that hold and protect your gutters. Major rafter or roof framing damage goes to a roofer or general contractor, and we will tell you plainly if we find it.

Soffit and fascia: what each part does at the roof edge

The two pieces work as a pair. Fascia is the vertical trim board fastened to the ends of the rafters or trusses. It carries the gutter, closes off the roof edge and sits beneath the drip edge flashing. Soffit is the horizontal panel underneath, closing the overhang and, when vented, letting outside air into the attic.

  • Wood fascia is usually pine or cedar, painted to match the house. It looks traditional but relies on paint to keep moisture out.
  • Aluminum fascia wrap is coil stock bent on a brake to cover sound wood, leaving nothing exposed to paint or rot.
  • Solid soffit closes the eave completely, common where gable vents or roof vents handle attic airflow.
  • Vented soffit carries small perforations that admit air while keeping insects and rodents out.

Our soffit and fascia service, from the first probe to the re-hung gutter

Every roof-edge job begins with a screwdriver, not a sales pitch. We press into the fascia at each hanger and corner, look up at the soffit for stains and sag, and check whether a drip edge or gutter apron is doing its job. What we find goes on a written estimate, side by side with what the gutters need, so you see the whole edge in one document and can decide what to fix now and what can wait a season. A typical scope can include:

  • Cutting out soft fascia back to sound wood and fitting new primed boards
  • An aluminum fascia wrap bent on site to match your gutters
  • Replacing sagging plywood, cracked stucco or drooping vinyl soffit with aluminum panels
  • Adding a gutter apron where water was running behind the gutter
  • Taking the gutters down and re-hanging them, or replacing them the same visit

Why does rotted fascia turn up behind so many gutters?

Water reaches the board in a few predictable ways. A missing or short drip edge lets rain run down the face of the fascia behind the gutter. Gutters hung too low or pitched badly spill toward the wall. Clogged gutters back up until water pours over the back edge. Sun-cracked paint lets moisture into the grain.

Our climate speeds every one of those up. During the rainy season humidity rarely drops far enough for damp wood to dry out, and termites happily move into soft, wet boards. By the time paint bubbles and the gutter tilts, rot has often spread a few feet along the board.

From the ground, the warning signs are usually visible before anything falls:

  • Paint bubbling or peeling in a band just behind the gutter
  • A gutter dipping between hangers or pulling away at a corner
  • Brown water stains or mildew on the soffit below an overflow spot
  • Wasps, bees or roof rats slipping in through a gap at the eave

Our guide to spotting rotted fascia behind gutters shows what to look for from the ground.

Fascia replacement versus aluminum fascia wrap

Wrapping is not a cure for rot. Covering a soft board with aluminum hides the damage while the wood keeps decaying and gutter fasteners keep losing grip. The correct order is repair first, wrap second.

Section-by-section fascia board repair is our most common fascia job. We cut back to sound wood, fit rot-resistant boards, prime every cut end and hang the gutter back on fresh lumber.

Soffit repair and vented soffit upgrades

Soffit damage shows up as sagging plywood, peeling paint near the fascia, brown stains where a gutter has overflowed into the eave, or a panel pushed out by wind. Any gap invites roof rats, wasps and honeybees into the attic.

Our aluminum soffit installation replaces failed wood or vinyl with aluminum panels set in channels along the wall and fascia. Aluminum shrugs off humidity, holds its shape in summer heat, and the vented style helps hot attic air move.

Building code, product approvals and permits for soffit work

Florida’s building code now addresses how soffit resists wind, because blown-out soffit let rain into attics during past hurricanes. Soffit products sold here carry Florida Product Approval evaluations that tie them to design wind loads, and some aluminum panels are approved only outside the High-Velocity Hurricane Zone that covers Broward and Miami-Dade, so the panel has to fit the county. Post-storm reviews also found that panels merely slid into channel failed first, which is why fastening matters. Whether a permit is pulled depends on the city and the scope. Ask any contractor for county license details and a certificate of insurance before work begins.

What happens to your gutters during fascia and soffit work?

Because we are a gutter company first, we take the gutter down, fix what is behind it and put it back, so you are not coordinating a carpenter and a gutter crew on separate days.

  1. Inspect from a ladder set with standoffs, pressing on the fascia with a screwdriver and checking the soffit from below.
  2. Remove the gutter along the affected run and set it aside, or haul it off if it is being replaced.
  3. Cut out rotted fascia and failed soffit, check the framing behind, and fit new material.
  4. Prime all new wood, then wrap the fascia in aluminum bent on a brake or paint it as agreed.
  5. Add a gutter apron where water was getting behind, then re-hang or replace the gutters with stainless hardware.
  6. Clear away old wood, nails and debris from tarps and beds before we leave.

Typical before

Before soffit and fascia repair: rotted fascia, stained soffit and a tilting gutter on a ranch home eave
Typical condition before soffit and fascia repair: peeling, softened fascia, a stained and sagging soffit and a gutter tipping forward.

Typical after

After soffit and fascia repair: aluminum-wrapped fascia, vented soffit and a re-hung gutter on a ranch home eave
After soffit and fascia repair: sound wood wrapped in aluminum, vented soffit panels closing the overhang and the gutter hung tight again.

If your gutters are old enough to replace anyway, doing it in the same visit saves labor. Our gutter replacement page covers that decision.

Why a gutter company is the right crew for the roof edge

Most fascia damage starts with the gutter, so the crew that understands gutters is well placed to stop it coming back. Southern Gutters FL is family-owned and run by Chance, who took over around 2020 and moved the shop from West Palm Beach to Oakland Park and then North Lauderdale. Our 54 Google reviews average 4.9 stars, and reviewers single out quality, value and professionalism, along with cut edges painted and gates closed behind the crew. One company handles wood, wrap and gutters, the estimate is free and in writing, and we call afterward to check the edge came through the next storm.

Soffit and fascia repair in South Florida: what shapes the quote

Roof-edge work is priced from what we find once the probe goes in, which is why we do not quote it over the phone. These variables decide the number:

  • Linear feet of fascia and square footage of soffit involved
  • Replacing short sections or full runs, and the lumber chosen
  • Aluminum wrap color, and vented or solid soffit
  • Story height, roof type and access over pools, lanais or landscaping
  • Removing and re-hanging gutters, or installing new ones at the same time
  • Hauling away rotted wood and old panels

Hidden conditions are the wild card. Rot that runs farther than the paint suggests, a termite gallery behind a board or a soft rafter tail can change the scope once the gutter is down, and we stop and show you before going further. Soffit and fascia coverage is written into the estimate; the 3-year workmanship and 20-year materials warranty is for gutter installations.

Our written quote breaks these out by side of the house. For more detail, read about soffit and fascia repair cost factors. Crews handle this work throughout Broward, including Fort Lauderdale, Pompano Beach and Plantation.

Soffit & Fascia questions, answered

Why does fascia rot behind gutters?

Because water keeps reaching the back of the board and it never fully dries. The usual culprits are a missing drip edge, gutters that overflow from clogs or poor pitch, gaps around hangers, and cracked paint letting moisture into the grain. South Florida humidity and termites speed the damage, so a small soft spot can spread along the board within a few rainy seasons.

Should fascia be replaced before new gutters go on?

Yes, if any of it is soft. Gutter hangers rely on solid wood to hold the weight of water during a downpour, and screws in rotted fascia pull out. We check every board once the old gutters come down, replace bad sections, prime and finish them, then hang the new gutters into sound lumber. Doing it in one visit avoids removing the gutters twice.

Wood or aluminum fascia for South Florida homes?

The wood board stays in place either way; the real choice is how to finish it. Painted wood keeps a traditional look but needs repainting every few years in our sun and humidity. An aluminum wrap over sound wood ends the painting cycle, resists moisture and comes in colors to match your gutters. We never wrap over rot.

Do you install vented soffit?

Yes. We install vented aluminum soffit to replace damaged plywood, cracked stucco or sagging vinyl, and as an upgrade where an attic needs more intake air. Panels are set in channels and fastened for wind resistance, and the perforations are small enough to keep out wasps and roof rats. We plan the vent layout around your existing attic exhaust.
