Aluminum soffit installation renews the most neglected surface on a South Florida house: the underside of the eave. Old plywood soffit swells and delaminates, stucco soffit cracks and drops chunks onto the walkway, and thin vinyl can droop in summer heat. Aluminum panels do not rot, give termites nothing to eat and never need paint, and the vented style lets the attic breathe.

Southern Gutters FL installs soffit as part of our soffit and fascia work, usually together with fascia repair or new gutters, since all three meet at the same roof edge. Below: panel choice, ventilation, and fastening that holds when storm wind pushes up under the overhang.

Aluminum soffit panel styles, vent patterns and colors

Aluminum soffit comes as long interlocking panels that slide into channels at the wall and at the fascia. The choices mostly come down to airflow and appearance.

  • Fully vented panels, perforated across their whole width, for eaves that serve as the attic's main air intake.
  • Center-vent panels, which combine a perforated strip with solid sections for a cleaner look and moderate airflow.
  • Solid panels for porch ceilings, garage overhangs and spaces that should not vent into the attic.
  • Colors such as white, almond and several earth tones, picked to match fascia wrap and gutters.

Compared with vinyl, aluminum keeps its shape better in heat and is less likely to droop across a wide overhang. Compared with plywood or stucco, it never needs repainting and gives wood-eating insects nothing to work on.

Which parts of the eave does an aluminum soffit install cover?

A soffit job touches the fascia, the gutters and sometimes the attic, so the estimate covers the whole eave rather than a count of panels. We measure each overhang, look at the existing material from below and above, and write down which runs get vented, center-vent or solid panels and why. Panel, wrap and gutter colors are settled at the estimate, and any rot found behind the old soffit is shown to you before anything covers it. Every install includes:

  • A firmness and moisture check of the old soffit and the fascia it hangs from
  • Tear-out or trim-back of failed plywood, stucco or vinyl as quoted
  • Wall and fascia channels screwed into solid backing, with extra fastening at corners
  • Panels cut on site, with vent openings cut through any backing left in place
  • Fascia wrap over the outer channel, gutters re-hung, and cutoffs hauled away

Does vented soffit installation really cool an attic?

Vented soffit is the intake half of a ventilation system. Air enters low at the eaves, warms in the attic and leaves high through ridge vents, off-ridge vents or turbines. With both halves working, the attic runs cooler and humid air has a way out, which matters where the dew point stays high from late spring into fall.

Vents only help if air can pass them. We look into the attic at the eaves; if insulation is packed tight against the roof deck there, new vents will do little until that blockage is cleared. On homes with very little exhaust at the top, adding intake alone will not change much, and we will tell you so.

Some houses should not get vented soffit at all. A sealed attic insulated with spray foam on the underside of the roof deck is designed to keep outside air out, so solid panels are correct there.

Soffit replacement: cover the old wood or tear it out?

Signs your soffit is ready for aluminum:

  • Plywood that sags between rafters or peels in layers
  • Stucco soffit with cracks or chunks on the walkway
  • Vinyl panels drooping in the summer heat
  • Mildewed porch ceilings or wasp traffic at an eave gap

Aluminum can often go straight over existing plywood, which avoids demolition and leaves a firm backing. That only works if the old wood is dry and solid. If it is soft, sagging or stained from a long leak, it comes out, because covering it would trap moisture and hide rot that can spread into the fascia.

Stucco soffit is a different case. Cracked or spalling stucco is knocked down wherever it is loose before new nailers and channels go up. And when vented panels go over any solid surface, we cut openings through the old material so air can actually move.

How we handle each type of existing soffit
Existing soffitTypical approach
Firm, dry plywoodInstall aluminum over it, cutting vent openings where vented panels go
Soft, sagging or water-stained plywoodRemove it, check rafters and fascia, then set new channels and panels
Cracked or loose stuccoRemove loose material, add nailers as needed, then panel
Failed or drooping vinylRemove and replace with aluminum in new channels
Crew removing sagging water-stained plywood soffit ahead of aluminum soffit replacement
Soft or stained plywood comes out so the new panels are not hiding trapped moisture and rot.

Screen porch soffit, lanai ceilings and storm-damage soffit repair

Covered patios, screen porches and lanai roofs often have exposed plywood ceilings that mildew and peel in the shade. Solid aluminum soffit makes a clean, washable ceiling, and we cut neat openings around existing fans and light boxes. Moving or rewiring a fixture is work for an electrician.

After a storm, the typical damage is a section peeled loose at a corner or gable end, where wind pressure is highest. We replace bent or missing panels, refasten the channels and check the fascia they hang from. Small soffit repair jobs are welcome; you do not need to redo the whole house. If gutters came down in the same storm, our hurricane gutter damage repair team handles both.

Wind codes, product approvals and wildlife rules

Since a Florida Building Code supplement took effect in December 2006, soffit systems must resist the same design pressures as windows. A University of Florida study for the Florida Building Commission found blown-out panels are the main way storm rain reaches an attic, with corners hit hardest. Panels sold here carry Florida Product Approval, and some aluminum lines are not approved for the High-Velocity Hurricane Zone in Broward and Miami-Dade. Bats are protected in Florida, and state wildlife rules bar excluding them during their spring and summer maternity season, so a licensed wildlife professional comes first if bats are present. Ask any contractor for license details and a certificate of insurance.

Our aluminum soffit installation process, eave by eave

  1. Measure and plan vents. From ladders with standoffs, each overhang is measured, and we decide which runs get vented, center-vent or solid panels.
  2. Prep the eave. Old material is removed or trimmed back, and the fascia is checked, since the outer channel attaches to it.
  3. Set the channels. J-channel or F-channel goes along the wall and the fascia, fastened with stainless screws into solid backing.
  4. Cut and slide panels. Panels are cut to length, slipped into the channels and fastened so wind cannot lift them.
  5. Finish the edge. Fascia wrap covers the outer channel for a clean line, and the gutter goes back up if it was removed.
  6. Clean up. Cutoffs, old plywood and debris are hauled away.

A single side of a house is often a one-day job. Whole-house soffit replacement takes longer depending on overhang width, height and how much old material comes out.

The crew behind the panels

Soffit hangs from the same board as your gutters, which is why a gutter company is a natural fit for it. Southern Gutters FL is family-owned; Chance has run it since about 2020, from early days in West Palm Beach through Oakland Park to today’s North Lauderdale shop. Our 54 Google reviews average 4.9 stars, with quality and professionalism among the tags customers pick most, and reviewers mention clean installs, debris hauled off and gates closed behind the crew for the dogs. Soffit, fascia wrap and gutters can be scheduled as one job on a single free written estimate, Monday through Friday.

Cost factors, warranty coverage and caring for aluminum soffit

Your written quote is built from the square footage of soffit, the panel style, how much old material must be removed, any framing or fascia repair, height and access, and whether fascia wrap and gutters are part of the same job.

Two South Florida details move the number most. Tear-out is the big unknown: plywood that looks firm from the driveway can be soft at the fascia line, and cracked stucco takes longer to knock down and clean up than wood. Access is the other, since a two-story eave over a pool cage or a narrow side yard needs more ladder work than an open front walk. Warranty terms for soffit are written into the estimate, separate from the 3-year/20-year warranty on gutter installations.

Care is simple: rinse it when you wash the house, keep vents clear of cobwebs and wasp nests, and look up after any named storm. Avoid aiming a high-pressure wand into the vents; if mildew builds up, our pressure cleaning and gutter whitening crew can wash the eaves.

Original plywood soffit on homes from the 1970s and 1980s building boom in cities like Sunrise and Coral Springs is now reaching the end of its life, and those eaves are prime candidates for aluminum.

Aluminum Soffit Installation questions, answered

Why choose aluminum soffit in Florida's humidity?

Because it does not absorb moisture. Plywood soffit swells, delaminates and grows mildew in our wet season, and any wood attracts termites. Aluminum keeps its shape, will not rot or rust, holds its factory finish without repainting and stays straighter than vinyl in summer heat. It also pairs with aluminum fascia wrap and gutters for a matched, low-maintenance roof edge.

Does vented soffit help attic ventilation?

Yes, when the attic also has somewhere for air to exit, such as ridge or off-ridge vents. Vented soffit supplies intake at the eaves, so hot, humid air can rise and escape. It will not help if insulation blocks the eave, and it is the wrong choice for a sealed spray-foam attic, where solid soffit is correct.

Can soffit be installed over old wood?

Often, yes, if the existing plywood is dry and solid. It then serves as backing for the aluminum, and we cut vent openings through it wherever vented panels go. Soft, stained or sagging wood comes out first, because covering it traps moisture and hides rot that can spread into the fascia and rafter tails.

Do you repair storm-damaged soffit?

Yes. Wind tends to peel soffit loose at corners and gable ends. We replace blown-out or bent panels, refasten channels, check the fascia behind them and close gaps before the next rain can drive water into the attic. Small repairs are welcome, and your written quote itemizes the damaged sections, which can help if you file an insurance claim.
