Gutter cleaning in South Florida runs on a different calendar than it does up north. Black olive trees shed tiny leaves almost every month, royal palms drop fronds and seed stalks on their own schedule, and a summer cloudburst can unload heavy rain in under an hour. If the trough or downspout is packed, water spills over the lip, runs behind into the fascia, or lands beside the slab.

Southern Gutters FL is a family-owned outfit run by Chance from our North Lauderdale shop, and we have been cleaning gutters across Broward, Palm Beach and Miami-Dade since 2020. Every job is done by hand: roof edge cleared, troughs scooped, each downspout flushed and tested, debris bagged and hauled off, with before-and-after photos so you never need to climb up and check.

Followed an old link to our “gutter cleaning & repair” page? Cleaning has its own page now, but the visit is unchanged: a pulled hanger, dripping end cap or opened seam gets shown to you and fixed through our gutter repair service.

What does professional gutter cleaning include at your house?

A proper visit follows the water from roof to ground; scooping the trough and leaving skips the plug in the outlet or first elbow. Our crew works in this order:

  1. Walk-around first. We check roof type, height, pool cages and plantings, then set ladders with standoff stabilizers off the gutter lip.
  2. Roof edge and valleys. Fronds, pods and leaf mats on the first few feet of roof come off, or they wash back in with the next rain.
  3. Hand scooping. Wet sludge comes out by hand into buckets or bags, worked toward each outlet so we never shove debris down the drop.
  4. Flush and test. Water goes into every outlet. If it backs up, we clear the downspout from the top or the bottom until it runs full.
  5. Hardware check. We note loose hangers, low spots, leaking miters and soft fascia.
  6. Cleanup and photos. Debris is hauled away, walks get rinsed, and you receive before-and-after pictures.

Working debris away from the outlet stops the cleaning itself from plugging the downspout.

Clogs that sit deeper than an arm can reach, such as a frog-packed elbow or a buried line out to the swale, get the full treatment described on our downspout cleaning and flushing page.

In scope on every cleaning, and what gets quoted on its own line

  • Roof edge and lower valleys within reach of the eave.
  • Every trough by hand, front lip to back wall, corners and miters included.
  • Every downspout run with water, plus buried lines out to the emitter when the far end is reachable.
  • Debris bagged and taken off the property.
  • Separate from the cleaning: resealing seams, re-hanging a run, guard installs or digging out a crushed line.

Typical before

Typical condition before gutter cleaning: a trough packed with olive leaves and seed, with seedlings already rooting in the sludge.

Typical after

Clean white K-style gutter trough with an open downspout outlet after hand gutter cleaning
After cleaning: bare trough from end to end and an open outlet, with the downspout flushed so the water has somewhere to go.

Gutter and downspout cleaning matched to your roof and trees

No two roofs here shed water the same way, so the gutter clean out service changes with the house:

Standoffs keep the ladder off the gutter lip and let the crew reach the trough without stepping onto fragile tile.

Gutter cleaners from Fort Lauderdale to Palm Beach County and Miami

Most of our cleaning work is in Broward, because that is home. Older CBS ranch houses in Fort Lauderdale often carry 5-inch gutters under sea grape and coconut palms; Coral Springs and Plantation mean HOA streets, tile roofs and mature oaks; and onshore wind in Pompano Beach keeps blowing litter into gutters long after the trees drop it. Routes also run north toward Jupiter and south into Miami-Dade, where flat roofs with scuppers take a bigger share.

Why homeowners keep calling the same family crew back

Chance has run Southern Gutters FL since about 2020, first out of West Palm Beach, then Oakland Park, and now from our North Lauderdale shop. Across 54 Google reviews and a 4.9 average, customers tagged us for punctuality 23 times and responsiveness 24 times, and they mention small things, like every gate latched behind us so the dogs stay in.

The routine is the one we started with: a free written quote, photos when we finish, and a follow-up call after the next storm. We book Monday through Friday, 9 to 5, and take Visa, Mastercard, American Express and Discover.

How often does a South Florida gutter clean out make sense?

Twice a year is the floor, not the rule. The trees over your roof set the real number, and a skipped cleaning costs most in the May–October rainy season.

Typical cleaning frequency by property
What is over or near your roofCleanings per yearBest timing
Open lot, few trees, shingle or metal roof2Late April and November
Black olive, oak or ficus overhanging the eaves3–4Spring leaf drop, midsummer, fall
Royal, queen or coconut palms close to the house3–4Before June, then after seed and frond drops
Tile roof with deep valleys3Before rainy season, late summer, after hurricane season
Any home after a named stormExtra visitOnce the roof is dry and safe
Royal palm seeds and frond fibers packed into a gutter corner waiting to be cleaned
Palm seed collects at corners and outlets, which is why homes near palms need more than two cleanings a year.

Signs your gutters need a clean out before the next storm

The house tells you when a cleaning is overdue. Watch the gutter line during the first hard afternoon rain in May: a long, even curtain over the front lip means the trough is full. Spill concentrated at one corner points to a plugged outlet, and a downspout that stays dry while the gutter overflows confirms it.

Dry days give clues too: seedlings sprouting along the gutter edge, dark streaks on the fascia and stucco, mosquitoes around the eaves, and olive leaves collecting on the patio under the drip line. Any of these between visits is reason enough to call.

Our guide to cleaning frequency in South Florida goes tree by tree.

Can you get same day gutter cleaning when a storm is coming?

Sometimes. When the schedule allows, we fit in same-day or next-day cleanings for gutters that are actively overflowing or ahead of a tropical system. The calendar fills fast before a forecast storm, so we cannot promise a time; calling early helps.

Fronds and broken branches lying on the roof after a storm are a separate job, covered by our post-storm debris clean-out.

Stay off the ladder in the rain

Wet rungs, a slick roof edge and gusty outflow winds are a bad mix. Snap a photo of the overflowing section from the ground and call once it is dry enough to work.

What sets the price of residential gutter cleaning?

We do not price from a chart. You get a free written quote built from what actually changes the work:

  • Linear feet of gutter, plus the number of corners and outlets along it.
  • Stories and access, including a pool cage below or a sloped lot.
  • Roof type: barrel tile and flat roofs need different methods than shingle.
  • Debris load, from a light leaf layer to months of compacted palm seed.
  • Downspout count, and whether any run underground to a pop-up emitter.
  • Gutter guards that have to be lifted and reset.
  • Haul-away volume when fronds cover the roof.

Local twists matter too: wet palm seed and matted olive leaves weigh far more than dry litter, so a run cleaned mid-rainy season takes longer than in March, and gated communities needing a crew pass add setup time.

Our South Florida gutter cleaning cost guide explains each factor, and the quote spells out the scope before anyone climbs.

Roof and gutter debris removal often turns up repairs

A cleaning puts our hands on every foot of gutter, so it doubles as the year’s most thorough inspection. Common finds: hangers pulled from softened fascia, a dripping corner miter, a run that lost its pitch, and end caps with cracked sealant.

A cleaning is when small repairs show up, like a hanger screw backing out of softened fascia.

We show you the photo and recommend the smallest fix that solves it; a leaking seam rarely means new gutters. When heavy tree cover keeps the clogs coming, we will talk honestly about whether gutter guards would cut down your cleanings or just move the work somewhere else.

Who is allowed to handle the repairs a cleaning uncovers?

Cleaning is maintenance; some fixes it uncovers are not. The Florida Department of Business and Professional Regulation (DBPR) licenses contractors for construction work, and replacing gutters or rebuilding rotted fascia can fall under those rules, with city and county building departments deciding when a permit applies. Ladder setups follow OSHA’s ladder standard, 29 CFR 1926.1053. Broward’s stormwater program treats yard waste washed into storm drains as an illicit discharge, so everything we pull goes into bags. HOAs in gated communities often set crew hours, and we book inside them. Whoever you hire, ask for a certificate of insurance first.

Gutter Cleaning questions, answered

How often should gutters be cleaned in South Florida's rainy climate?

Most South Florida homes need at least two cleanings a year, one before the rainy season starts around May and one after it winds down in the fall. Houses under black olives, oaks or seeding palms often need three or four, because wet olive leaves and palm seed pack down fast.

What is included in a Southern Gutters FL gutter cleaning visit?

Every visit covers clearing debris from the roof edge and nearby valleys, hand-cleaning the troughs, flushing and testing each downspout, and checking hangers, seams and pitch. We bag and haul away what we remove, rinse the walks, and finish with before-and-after photos plus a short note on any repairs worth considering.

Do you flush and test every downspout after cleaning?

Yes. Each downspout gets water once the gutter is clean, because a clear trough over a plugged drop still overflows. If water backs up, we clear it from the top or bottom. Lines that run underground get flushed toward the emitter when we can reach it, and we tell you if a buried pipe looks crushed or root-bound.

Can you clean gutters on tile, metal and flat roofs?

Yes. On barrel and concrete tile we work from ladders at the eave rather than walking the tile. Metal roofs get careful ladder placement because the panels are slick and dent easily. Flat roofs with parapets are mostly about clearing scuppers and leader heads, which we handle as their own job.

Do you send before-and-after photos?

Yes. We photograph the gutters before we start and again when we finish, plus close-ups of anything that needs attention, such as a loose hanger, a leaking corner or soft fascia. You receive the photos after the job, which helps landlords and second-home owners check our work from anywhere.
