Boca Del Mar is a quick trip for Southern Gutters FL: about 20 minutes and 12 miles north of our North Lauderdale base, just across the county line into unincorporated Palm Beach County. What sets it apart for gutters is the layout. Condo associations and attached villas went up around the golf courses in the 1970s and 1980s, so one long gutter run often serves several units under the same fairway trees.

Gutter services for Boca Del Mar's 1970s condo associations and villas

Because so many Boca Del Mar homes sit inside an association, the right service is often a schedule rather than a single visit. These are the services boards and individual owners here ask us for most, from routine cleaning to replacing gutters in the community's approved colors.

Why do golf-course rooflines off Palmetto Park Road clog and leak?

Boca Del Mar counted 21,832 residents in 2000, its last census as a designated place, and almost all of its housing dates from the same building wave. Villas Del Mar, south of Palmetto Park Road and east of Powerline Road, is typical: homes from the late 1970s and early 1980s, low-slope roofs and gutters that have been patched more than once. The golf course on Boca Del Mar Drive opened in 1972 to a Bruce Devlin and Robert von Hagge design, now plays as Via Mizner Golf & Country Club, and the condos and villas filled in around it over the next decade.

When one outlet clogs on a shared villa gutter, water backs up across every unit on that building.

Golf courses shape the gutter problems. Black olive, ficus and oak along the fairways shed year-round, and the open fairways let afternoon thunderstorm gusts drive leaves straight into the troughs. On attached villas, one blocked outlet backs water up along the whole building, and overflow at the inside corners soaks the fascia above shared entries and pool cages.

Original 5-inch gutters on these buildings often lack enough downspouts for today's cloudbursts, so we look at outlet count as well as debris. Being inland, salt is rarely the enemy here; age is, and a routine cleaning often turns up loose hangers, split miters and soft fascia. Our article on gutters that overflow even when they're clean explains why.

Working with property managers in unincorporated Palm Beach County

For an association, we start with a walk of the property with the manager or a board member, list every building, note problem corners and give a written quote that separates routine cleaning from repairs. Boards can then approve a recurring schedule, often timed before the rainy season starts in May and again after the heaviest leaf drop.

Association work runs building by building, with walkways kept open for residents.

On the day of service, we follow the community's contractor hours, park where the association asks and keep walkways open for residents. Individual villa owners can book us too; we just check whether your declaration puts gutters on you or on the association first. Gutter replacement is permitted through Palm Beach County here, not a city office.

Boca Del Mar streets we cover around Powerline Road and Boca Del Mar Drive

We serve condo buildings, villas and single-family homes throughout the community: along Boca Del Mar Drive and the country club fairways, Camino Del Mar, Villas Del Mar and the associations on both sides of Palmetto Park Road. Neighboring west-Boca communities such as Sandalfoot Cove are on the same route.

Owners often assume they live in the city because the mail says Boca Raton, but Boca Del Mar sits outside the city limits, so any gutter replacement is permitted through Palm Beach County. Our crews usually come up Powerline Road from the south; I-95 at Palmetto Park Road and Military Trail are the other ways in.

The typical job follows the housing. On the attached rows of Villas Del Mar it is shared-run cleaning and outlet flushing; around the fairways off Boca Del Mar Drive it is clubhouse and condo-building gutters scheduled around residents and tee times; and on the older single-family homes it is replacing tired 5-inch sectional gutters with seamless runs in the association's approved color.

Boca Del Mar gutter questions we hear most

Who is responsible for gutters on a Boca Del Mar villa, the owner or the association?

It depends on your declaration. Most Boca Del Mar associations date from the 1970s and 1980s, and under Florida's condominium law (Chapter 718) the declaration defines common elements. In many of them the building exterior, including gutters, is a common element the association maintains; in others, owners handle their own unit. Check your documents or ask your manager. Either way we can quote it, and we will not start work on a shared building without the right approval.

Can our Boca Del Mar association set up a recurring gutter cleaning schedule?

Yes. We walk the property, count buildings and downspouts, and give the board a written quote for the frequency you choose. Many associations here clean before rainy season and again after the heavy leaf drop. The trees along the course on Boca Del Mar Drive have been growing since it opened in 1972, so buildings facing the fairways often need a third visit. Repairs we find along the way are quoted separately, so the board can approve them on their own.
