Southern Gutters FL handles gutter cleaning, installation and storm repair for the homes of Sea Ranch Lakes, the small gated village on A1A about 20 minutes and 9 miles from our North Lauderdale base. What makes it unusual is that its 540 residents live in single-family houses rather than condos, all within sight or sound of the ocean, which puts ordinary residential gutters in a marine environment.

Mid-century homes around the two lakes, a block from the surf

In the late 1920s this beachfront was the Ausherman Tract, named for C.C. Ausherman, the first president of Fort Lauderdale's Realty Board. The Sea Ranch Cabana Club opened in 1939 and the Sea Ranch Hotel followed in 1940; with the two man-made lakes at the center, they gave the village its name when it incorporated in October 1959. The whole place covers about 0.19 square miles, with Lauderdale-by-the-Sea on both the north and south sides.

Homes here started as 1950s single-story houses, and many have since been renovated or rebuilt with tile or metal roofs. Older homes often still carry sectional gutters on steel screws, and those are the ones we see rusting at the hangers and leaking at seams. Mature coconut palms and ficus hedges add fronds and leaf litter, and lakefront yards need downspout water directed so it does not wash soil toward the bank. Hardware that would last for years a few miles inland corrodes much faster here, so material choice matters as much as cleaning frequency.

Corrosion-resistant materials earn their keep on homes within sight of the ocean.

Because owners here tend to keep their homes for the long term, we often talk about corrosion-resistant options such as stainless hardware or copper gutters on renovations, along with the honest trade-offs in maintenance and appearance.

Inside the gate and along North Ocean Drive

We serve every street in the gated residential section of Sea Ranch Lakes, as well as the Sea Ranch Center plaza and other commercial buildings on the A1A side of the village. Since Lauderdale-by-the-Sea wraps around the village, we often book Sea Ranch Lakes homes on the same day as nearby beach-town customers.

Ownership here is unusual and worth knowing before work starts. The village itself owns no property inside its borders; the roads, parks and both lakes belong to the Sea Ranch Beach Club, which residents support with annual dues. Your gutters and downspouts are your own, but where their water ends up near shared lake edges and roads matters, so we aim discharge back into your yard.

With only about 175 households, the work is mostly owner-by-owner: stainless hanger swaps, seam repairs on original sectional runs, new seamless systems on renovations, and post-storm checks for owners who are away. The usual route in is Commercial Boulevard to A1A, then a short drive north to the gate.

From our North Lauderdale base the crew takes Commercial Boulevard east over the Intracoastal to A1A, then heads a short distance north to the Sea Ranch Lakes gate.

What happens at the guardhouse and on your roof?

Entry is controlled, so when you book we ask you to add Southern Gutters FL to your guest list for the scheduled date. The crew checks in at the gate, parks where the village allows, and goes straight to work.

  • Clear fronds, leaves and seed debris by hand and bag them.
  • Flush each downspout and check where the water lands relative to the lake bank or pool deck.
  • Inspect every hanger, strap and screw for salt corrosion and note what needs stainless replacement.
  • Send photos and a written note if the owner is away.

Choosing salt-resistant gutter services for an A1A single-family home

Single-family owners in the village usually need cleaning, durable installations and someone to call after a storm. The cards below explain each in the context of a home this close to the water.

What Sea Ranch Lakes property owners ask us

How do I get your crew through the Sea Ranch Lakes gate?

Sea Ranch Lakes has guarded entry and its own police department, so when we confirm your appointment, add Southern Gutters FL to your guest list with the village for that date. Our crew checks in at the guardhouse on arrival. If you will be away, let us know who can confirm access, and we will send photos once the work is finished.

Is copper worth it for a home in Sea Ranch Lakes?

It can be. Copper resists salt corrosion well and develops a natural patina, which suits a house within sight of the Atlantic, but it costs more than aluminum and fits some architectural styles better than others. Seamless aluminum on stainless-steel hardware is the practical choice for most homes in the village. We explain both during the free estimate.

Does the Sea Ranch Beach Club affect where my downspouts can drain?

It can. The club, not the village, owns the roads, parks and lakes, so water leaving your lot lands on shared property. We set downspouts and extensions to keep runoff in your own yard and away from the lake edge and road, and we suggest checking any club guidelines before adding underground lines.
