A gutter maintenance plan in South Florida exists because our trees and storms do not wait for you to remember. Live oaks drop leaves in spring, palms shed seed all summer, and by the time water sheets over the front of the house in August, every gutter crew in Broward is booked. A plan puts your cleanings on the calendar ahead of all that.
With a Southern Gutters FL plan, we schedule the visits, call or text before we come, clean and flush the whole system, and send photos afterward. Plan members also go to the front of our list when a storm passes through. You still get the same hand cleaning and downspout testing described on our main gutter cleaning page; the difference is that you never have to chase it.
What each seasonal gutter maintenance visit covers
Every scheduled visit is a complete service, not a quick look from the driveway. The scope never shrinks on a plan, and the crew learns the house, from which outlet packs first to where the gate latch sticks. On each one our crew handles:
- Roof edge and valley debris within reach of the gutters.
- Hand cleaning of every trough, front and back of the house.
- A flush and flow test on each downspout, including buried lines to the emitter.
- A check of hangers, end caps, corner miters and pitch.
- Lifting and rinsing guards where you have them, then resetting them.
- Bagging and hauling away everything we remove, then sending before-and-after photos with a short note.
How a scheduled visit runs
- We text or call before the visit and confirm gate codes and pets.
- Ladders go up on standoff stabilizers, with drop cloths where pool decks sit below.
- Roof edge, troughs and guards are cleared by hand into buckets.
- Every downspout is flushed and flow-tested to its discharge point.
- Hardware is checked, the site is cleaned up and the photo report goes out to you.

If you already have guards, the plan replaces the separate gutter guard cleaning call, since we service them on every visit.
Twice a year, three times or quarterly gutter cleaning: which fits?
We match the schedule to what grows over your roof. These are the setups most homeowners choose:
| Schedule | Visit timing | Best for |
|---|---|---|
| Twice a year | March–April and November–December | Few overhanging trees, shingle or metal roof, no palms close to the eaves |
| Three seasonal visits | Spring, pre-hurricane (July–August), fall | Most South Florida homes with a mix of palms and shade trees |
| Quarterly | Roughly every three months | Black olive or ficus right over the roof, tile valleys, or homes that have had fascia rot |

Not sure which one you need? Our breakdown of a maintenance plan versus one-time cleaning lays out the trade-offs, and we will recommend a schedule after seeing your trees.
Is a gutter cleaning subscription worth it here?
Signs you have outgrown one-off cleanings: you only book after an overflow, fascia stains keep coming back after each storm season, mosquitoes hang around the eaves in summer, or you have had to hunt for a crew with a named storm two days out. Homes under black olive, ficus or palms right over the roof show these first.
For most homes under trees, a plan is worth it, because the expensive problems come from gutters that sit full for months. Steady cleanings head off the slow damage that a single yearly visit misses:
- Fascia rot. Water held against wood behind the gutter softens it until hangers pull loose.
- Mosquitoes. A trough holding water and leaf mush is a breeding pool through the rainy months.
- Splash-back at the foundation. Overflow digs trenches in mulch and stains stucco near the slab.
- The pre-storm scramble. When a hurricane is forecast, members are already clean and first in line afterward.

Typical after

The summer visit doubles as storm prep. For the full list of what to check before a named storm, see our pre-hurricane gutter prep service.
The annual gutter inspection built into every plan
Once a year, usually on the fall visit after hurricane season, the crew slows down and goes over the system in detail. That means sighting each run for sags and backward pitch, checking sealant at every miter and end cap, pressing on fascia for soft spots, looking at soffit vents for staining, and checking downspout straps and discharge points.

Coastal homes get a closer look for salt pitting on fasteners. Anything that needs work is quoted separately with the smallest fix that will solve it. Our seasonal maintenance checklist shows what we look at on each visit.
Why plan members stay with a family-run crew
A plan only works if the company keeps showing up. Chance has owned Southern Gutters FL since about 2020, and the promise on our original website still holds: from free estimates to follow-up calls, a family-owned experience start to finish. Reviewers tagged us for quality 29 times and value 28 times across 54 Google reviews, a 4.9 average. Visits run Monday through Friday, 9 to 5, and you can move a date by replying to the photo report or writing to [email protected].
A gutter maintenance program for rentals, second homes and HOAs
Plans work especially well when nobody is around to notice an overflow. Seasonal residents often leave in spring and return after hurricane season, exactly when gutters need the most attention, and landlords want proof of work without driving over.
We keep gate codes and access notes on file, work while you are away, and send the photo report to you or your property manager. Across Coral Springs, Sunrise and Fort Lauderdale, that covers a lot of townhome communities and 55+ neighborhoods. Associations managing many buildings should look at our HOA and condo gutter maintenance program.
A few rules shape these plans. Florida’s landlord-tenant law (section 83.51, Florida Statutes) generally makes the landlord responsible for keeping roofs and exterior walls in good repair, so the dated photo reports double as a maintenance record; check your lease for how upkeep is split. HOA and condo rules often set crew hours and access, which we schedule around. Routine cleaning is maintenance, while repairs and new gutters can fall under DBPR contractor rules and city permitting, which is why those are quoted separately.

What a maintenance plan does not include
A plan keeps your gutters clean and watched. It is not a repair contract, and we would rather say so up front:
- Repairs we find, such as re-pitching or new hangers, which are quoted separately before any work.
- Tree trimming, which belongs with a tree service.
- Roof repairs, including cracked tile or flashing.
- Digging up crushed or root-bound underground lines.
- Storm damage repair, which is scheduled as its own job.
What sets the price of a plan
Plan pricing comes from the number of visits plus the same factors as any cleaning: linear feet, stories, roof type, tree load, guards and downspout count. South Florida adds its own: a quarterly schedule under black olives costs more than two visits on an open lot, tile roofs with deep valleys take longer per visit, and screened pool cages under the eave need extra setup. You get the number in writing with the free estimate, and if a tree comes down or guards go in, the schedule and price are revisited.

Gutter Maintenance Plans questions, answered
How many gutter cleanings per year does a South Florida maintenance plan include?
Most plans include two to four cleanings a year. A common setup is a spring visit after the live oak drop, a pre-hurricane visit in July or August, and a fall visit once storm season ends. Homes under heavy black olive or palm cover often add a fourth; we set the number after seeing your trees.
Do plan members get priority service after a hurricane?
Yes. After a storm, plan members move to the front of our list for inspections and debris clean-outs. We cannot promise an arrival time, since road conditions, power and the size of the storm all play a part, but members are scheduled ahead of new callers as soon as it is safe for crews to work.
Can a plan cover a rental property or second home?
Yes, and those are some of the best fits for a plan. We coordinate access with you or your property manager, can work while the home is empty as long as the gutters are reachable from outside, and send photos after every visit. In gated communities we just need a gate code or guest pass on file.
Is there a contract or can I cancel anytime?
Plan terms, including how to change your schedule or cancel, are written out for you to review before the first visit, and Chance is glad to walk through them by phone. If a tree comes down or you add guards and need fewer visits, we adjust the schedule instead of keeping you on one that no longer fits.
