Two story gutter cleaning is the job most homeowners are right to hand off. At twenty-plus feet, a ladder that is a little too steep, a foot sinking into soft St. Augustine turf, or a gust off an afternoon storm cell turns a routine chore into an emergency room visit. The gutters up there also tend to be the ones nobody looks at until stucco starts staining.

Southern Gutters FL cleans second-story and three-story gutters across Broward, Palm Beach and Miami-Dade with insured crews and proper ladder setups. Every ladder rides on standoff stabilizers so it never touches the gutter or scrapes the stucco, and pool decks and screens below get covered before debris starts coming down. You get photos of the upper runs, since you cannot see them from the driveway. The cleaning itself follows our standard gutter cleaning process, done carefully at height.

Why second story gutter cleaning is a different job

A one-story gutter is a few rungs up. A second-story gutter means an extension ladder near full reach, where every small error in angle or footing gets magnified. The ground around South Florida homes rarely helps: sandy soil under the lawn softens after rain, paver driveways slope toward the street, and planting beds hug the foundation exactly where the ladder needs to go.

Height also changes the debris. Upper roofs shed onto lower roofs and into the gutters below, and taller downspouts give leaves and seed more distance to pack down. If you have been weighing a weekend attempt, our DIY gutter cleaning safety guide is honest about where the line sits.

What a two-story cleaning includes

The scope matches a one-story cleaning, with the extra steps height demands. Upper runs come first, so nothing they shed lands in a gutter we already cleared.

  • Planning ladder positions and protecting decks, beds and screens below.
  • Hand-clearing upper and lower runs, plus roof edge debris within reach.
  • Flushing every tall downspout and checking its straps.
  • Cleaning any small pool-cage gutter under the eave.
  • Before-and-after photos of each upper run you cannot see from the ground.

Typical before

Before two-story gutter cleaning: upper gutter with sprouting plants and overflow streaks on a tall stucco home
Typical condition before a second-story cleaning: plants rooting in the upper trough and overflow stains running down the stucco.

Typical after

After two-story gutter cleaning: clean upper gutter and unstained stucco on a tall pale yellow home
After a two-story gutter cleaning: the upper run is clear and draining, and the wall beneath it has been rinsed clean.

Gutter cleaning ladder safety on tall homes

These are the habits our crew follows on every high setup:

  1. Standoff stabilizers on every ladder. The padded arms rest on the wall or roof on either side of the gutter, so the ladder never loads the gutter lip.
  2. Level feet first. Pavers, slopes and soft turf get ladder levelers or a base pad before anyone climbs.
  3. A second person on tall setups. Someone foots the ladder and hands tools up instead of the climber carrying everything.
  4. Correct angle. Roughly one foot out from the wall for every four feet of height.
  5. Weather calls. Lightning, gusty wind or a wet roof stops work until it clears.

Protecting stucco, screens and pool decks while we work overhead

Most two-story homes here have a pool, and many have a screen enclosure built right under the upper gutter. We never lean a ladder on a cage frame or let wet debris drop onto the screen panels. Ladders go outside the cage when possible, or inside on the deck on rubber feet with drop cloths spread underneath.

The cage is often where the first signs show. Leaves and seed collecting on the screen roof, water sheeting over an upper run during an afternoon storm, or dark streaks running down two stories of stucco all mean the gutter above is full. Since nobody sees that trough from the driveway, these clues from below are usually all a homeowner gets.

Covering the deck and keeping weight off the cage frame protects the parts of the house below the gutter.

Debris goes straight into a bag hooked at the ladder rather than over the edge. If your cage has its own small gutter catching runoff from the house, we clean it on the same visit. Homes where that runoff floods the cage may need a pool cage gutter, which we can quote while we are there.

Townhouse gutter cleaning on shared runs

Townhome rows add a twist: one continuous gutter often spans several units, and a downspout on your end may drain your neighbor's roof too. Cleaning only your stretch can leave a clog two doors down that still backs water onto your section.

A single gutter can span several townhomes, so clearing the whole run is often the real fix.

Where we can, we coordinate with neighbors or the association so the whole run gets done at once. Townhome communities in Fort Lauderdale, Pompano Beach and Lauderhill often set work hours and parking rules, and we schedule around them. Associations wanting every building on a set rotation can look at our HOA and condo gutter maintenance program.

Why owners of tall homes book our crew

High work rewards a crew that plans before it climbs. Across 54 Google reviews averaging 4.9, customers tagged us for professionalism 25 times and punctuality 23 times, and one noted a job planned for two days wrapped in one. Chance has run Southern Gutters FL since about 2020, now from our North Lauderdale shop, and the routine has not changed: a free written estimate, insured crews on site and a follow-up call afterward.

What changes on a tall house gutter cleaning quote?

Height adds time, and the free written quote shows where. The main factors:

  • How many stories, and whether any section reaches a third floor.
  • How many separate ladder setups the house needs.
  • Ground conditions: slopes, pavers, planting beds and soft turf.
  • Pool cages, lanais or glass roofs under the gutter line.
  • Length and number of downspouts, since tall drops take longer to flush.
  • Roof type at height, with tile or metal upstairs adding care.
  • Exposure to wind, since coastal elevations sometimes have to wait for a calmer part of the day.

Three-story homes are still mostly ladder work for us, but a few walls are safer from a lift. When that is the case, the quote says so up front, along with what the lift needs, such as a clear driveway or a firm side yard. Combining the cleaning with a downspout flush on the same setup saves you a second trip up those tall drops.

Is the crew insured for high gutter cleaning?

Yes. Our crews are insured, and we encourage you to ask for a certificate of insurance before any contractor sets a ladder against your house. An uninsured fall on your property can become your problem.

The rules behind that advice are specific. OSHA’s ladder standard, 29 CFR 1926.1053, calls for side rails extending at least 3 feet above the landing, a setup angle near 4 to 1, and secure footing. Florida’s Division of Workers’ Compensation sets when contractors must carry coverage, so ask for proof or an exemption along with liability insurance. Two-story homes often have overhead service drops near the eave, and metal ladders stay clear of them. HOAs in townhome communities may also limit work hours.

Because you cannot check a second-story gutter yourself, the photo report matters more here. We shoot each upper run before and after, plus any loose straps or hangers on tall downspouts, which tend to work free as the wall heats and cools.

Two-Story Gutter Cleaning questions, answered

Is two-story gutter cleaning priced differently?

Yes, somewhat. A second story means longer ladders, more setups and more time moving equipment safely around the house, and that shows up in the written quote. So do pool cages under the gutter, sloped or soft ground and long downspouts. A plain two-story house on open lawn can take less time than a one-story home with a cage and tile, so we quote each house individually.

How do you avoid marking stucco with ladders?

Every ladder is fitted with standoff stabilizers, which hold the top of the ladder away from the house and rest padded arms against the wall or roof on either side of the gutter. Bare ladder rails never ride on stucco or the gutter lip. On fresh paint or heavy texture we add extra padding and check the wall when the ladder comes down.

Can you clean gutters above a pool deck or screen enclosure?

Yes. We never lean ladders on a screen enclosure frame or put weight on the cage. We set up outside the cage where we can, or inside on the deck with rubber feet and drop cloths, and bag debris at the ladder so it does not fall onto the screen or into the pool. Small cage gutters get cleaned on the same visit.

Do you carry insurance for high-elevation work?

Yes. Our crews are insured, and you are welcome to request a certificate of insurance before we start, which is smart with any contractor working on ladders at your home. Insurance does not replace safe practice, so our crews level every ladder, use standoffs, and stop work when wind or lightning moves in.
