New construction gutters are one of the most common calls we get from Parkland to Miramar. A family closes on a brand-new home, the first summer storm comes through, and they watch water pour off the tile roof and carve trenches in sod that was laid two weeks earlier. The house was built to code, but nobody put gutters on it.
We add seamless aluminum gutters to new homes after closing, and we work with custom-home builders who want gutters installed before the landscaping goes in. Either way, the system is formed on site, matched to your trim, and covered by the same 3-year workmanship and 20-year materials warranty as every seamless gutter installation we do.
Why do so many new South Florida homes skip gutters?
The Florida Building Code doesn’t generally require gutters on single-family homes. Lot drainage is handled by grading and swales, and for a production builder pricing hundreds of houses, gutters are an easy line to leave off. Deep tile overhangs also push water a few feet away from the wall, which looks like enough on a dry day.

In practice, a summer cloudburst sends a continuous sheet off the roof edge. It digs a trench along the drip line, splashes sand onto fresh stucco, puddles at sliding doors and washes the new mulch into the walkway. Our article on whether you need gutters in South Florida covers when skipping them is reasonable and when it isn’t.
Signs the house needs gutters before its first wet season is over: a line of bare sand where sod should be, rock and mulch on the walkway after every storm, splash marks on the garage door and lower stucco, and water standing at the sliders. A short gutter over the front door, sometimes the only one a builder adds, just moves the waterfall a few feet.
Adding gutters after closing? Check these three things first
Most of our new-home work happens after closing, because many builders don’t allow outside contractors on site until the house is yours. Before we schedule, three things are worth checking:
- Your builder warranty. Read what it says about modifications. Gutters fasten to the fascia, not through the roof covering, but if the language is unclear, ask the builder’s warranty department in writing.
- Your HOA. In a new community the architectural committee is often still run by the developer. Gutters and downspout colors usually need approval; our color-matched gutters page explains the packet we prepare.
- Your landscaping plans. If you plan to add pavers, curbing or new beds, it is far easier to run underground downspout lines first.
Timing matters less than people expect. You don’t need to wait for the house to settle or for a full year to pass. The best moment is before the first rainy season, roughly May through October, so the sod roots in without being washed out and the stucco along the base stays clean.
Builder gutter installation and custom home gutters
Custom-home builders and general contractors bring us in near the end of the exterior work. The order that works best on a new build:
- Roof complete, including edge metal, and through its final inspection
- Exterior paint finished, so gutters aren’t masked or splattered
- Gutters and downspouts hung and tested
- Underground downspout drainage trenched and connected
- Irrigation, sod, pavers and planting last

Getting step four in before step five saves tearing up finished landscaping later. We can review elevations and the roof plan ahead of time, give the GC a written quote early, and slot the job in when the painters wrap up.
Some production builders do offer gutters as a design-center option before closing. Compare that package with a post-closing quote: a builder package may be 5-inch gutters with as few downspouts as possible, which can be light for a big tile roof, and it may not include underground drainage.
Designing gutters for new homes from a bare roof edge
A new house is the one chance to design the system with nothing in the way. We size runs to the roof, which on most new tile homes means 6-inch gutters with 3x4 downspouts, and we place downspouts using the lot’s grading so water heads toward the swale rather than into a neighbor’s side yard on a tight zero-lot-line street.
We also check how the roof edge was built. Some newer homes finish the eave with a stucco band or an aluminum-wrapped board rather than plain wood fascia, so we confirm there is solid framing behind it to fasten into and choose hardware to suit.
New homes in Broward and Miami-Dade are built under the High-Velocity Hurricane Zone provisions of the Florida Building Code, and the gutters should be hung with the same mindset: hidden hangers on close spacing, stainless screws into solid framing, and downspout straps at every joint so nothing peels loose in a tropical storm.
The rules are lighter than most owners expect. The Florida Building Code generally leaves gutters optional, with one exception building departments still point to: very short eaves. Homestead, for example, requires gutters on roofs with an overhang of six inches or less. In a new community, the developer-controlled architectural committee reviews gutter colors and downspout locations until the HOA is turned over to owners. Ask any installer for county competency details and a certificate of insurance, which many builders require before a subcontractor sets foot on site.

What is included in a new-home gutter install, start to finish?
With nothing to tear off, a new-home job is all design and installation. The written quote lists every run and downspout by elevation, which makes it easy to attach to an HOA application or a builder’s file.
- Seamless aluminum gutters roll-formed on site, 6-inch on most tile roofs
- 3x4 downspouts placed to follow the lot’s grading plan and swales
- Hidden hangers and stainless-steel screws driven into solid framing
- Colors matched to the new trim, with cut edges painted
- Optional underground lines to the swale, laid before sod or pavers
Most new homes are finished in one day once the roof, paint and approvals are done. Install day runs in this order:
- Walk the house. We check the eave, whether wood fascia or a stucco band, and tape each downspout location on the wall.
- Set up. The roll former parks in the driveway, and ladders with standoffs are footed clear of fresh sod and sprinkler heads.
- Form and hang. Each run is formed to the exact wall length and hung on hidden hangers with stainless screws.
- Downspouts and drainage. Downspouts are strapped at every joint and turned toward the swale or tied into underground lines.
- Water test. A hose runs through every section to prove each outlet and discharge point.
- Clean up. Coil scraps, screws and packaging leave with us, so the new landscaping or the builder’s punch list stays clean.
New home gutters cost: what goes into the quote
With no old system to tear out, new-home quotes are simpler. They reflect linear feet and corners, gutter size, the number of downspouts, any underground runs, one or two stories, and the color you choose. Our guide to seamless gutter cost in Broward and Palm Beach breaks down each of those factors.
The biggest swing on a new build is drainage. Underground lines cost less to trench through bare sand than under finished sod, curbing or pavers, so timing changes that line. Two-story walls, the number of downspouts a large tile roof needs, a special-order trim color and a stucco-band eave that needs solid backing all show up too. Compare any builder design-center package with ours line by line.

We install on new homes across Parkland, Miramar and Coral Springs, as well as newer Palm Beach County communities such as Westlake. Every new gutter installation is backed by our 3-year workmanship and 20-year materials warranty.
Why new homeowners call us: one reviewer called the crew very responsive and super kind on their new-home install, and another notes a job promised in two days finished in one, with cut edges painted along the way. Chance has owned the company since about 2020. Estimates are free and written, small add-ons such as a single entry gutter are welcome, a follow-up call comes after the job, and we take Visa, Mastercard, American Express and Discover.

“Southern Gutters FL is an outstanding company, from start to finish. Contacted them on a Sunday thinking that I would not get a response till Monday, wrong received text from them shortly after leaving message. I explained my issue provided photos and architectural rendering received detailed response with what would be needed to correct a poor installation from another gutter company in this area and me playing Bob Villa which I don't recommend "I completely pulled the gutters out and off the house well mostly off some was still hanging" 😭🤪 and a quote for service and they installed two days later making my back yard perfect for the 4th of July weekend. First two photos was my Handy work 🤯 the next two are after Southern Gutter was finished with perfect installation and gutters that actually drain.”
“Showed up on time. Best quote that I received for seamless gutters - by far! Very professional crew and cleaned up after themselves. I’m very happy with the installation!”
New Construction Gutters questions, answered
Why do many new South Florida homes come without gutters?
Because they usually aren’t required. The Florida Building Code generally leaves gutters optional on single-family homes, and drainage is handled through lot grading and swales. Production builders keep costs down by leaving them off. Deep tile overhangs help a little, but summer storms still erode sod and splash stucco along every eave without a gutter.
Can gutters be added after closing without voiding the builder warranty?
In most cases, yes. Gutters fasten to the fascia rather than through the roof covering, so they don’t disturb the roof system the builder warranties. Warranty language varies, though, so read the modifications section of yours and, if it is unclear, ask the builder in writing before we schedule. Get HOA approval first as well.
Do you work with custom-home builders?
Yes. We work with custom-home builders and general contractors, usually after the roof final and exterior paint and before landscaping. We can quote from elevations and roof plans, coordinate timing with the site superintendent, and install underground downspout lines before sod and pavers go down.
How soon after a new roof can gutters go on?
As soon as the roofer has finished the edge metal and the roof has passed its final inspection. There is no curing period to wait out for the gutters themselves. If the house is also being painted, we prefer to come after the painters so the new gutters stay clean. Our guide on gutters before or after a new roof covers the reroof side.
Should underground downspout lines go in before sod and pavers?
Yes, whenever the schedule allows. Trenching through bare graded sand is quicker and cleaner than cutting finished St. Augustine sod, new curbing or a paver walk, and the pipe can follow the grading plan straight to the swale. We hang the gutters first so every downspout spot is fixed, then lay the line, and the landscaper works over a finished drainage system.
